From townhouse to four apartments
Commissioned by Build Real Estate, the studio designed four city apartments within a characteristic double-width townhouse dating from the early twentieth century. Located on a quiet avenue in Amsterdam-Zuid, the building has been fully redeveloped with respect for its existing architecture and a natural sense of cohesion between the individual homes. The new layout divides the building into four generous apartments, each with its own floor plan and character.
This visual story focuses on the ground-floor apartment with souterrain: the largest residence in the building, with a private entrance at street level, direct access to the garden and living spaces spread across two levels.

Living between street level and souterrain
From the entrance, a long hallway leads through the heart of the home. Through a steel door with glass panels, the space opens onto the living room at the front. Soft materials, bespoke joinery and carefully selected furniture define the atmosphere, while a large mirror enhances the sense of space and adds depth to the seating area.

A sliding door connects the living room to the kitchen and dining area at the rear. In the hallway, built-in cabinetry with a coffee corner guides the route towards the kitchen and creates clear sightlines. On the garden side, tall glass sliding doors open onto the patio, arranged with lounge and dining areas.

Four homes, one cohesive whole
The three remaining apartments are located above the ground-floor residence and are accessed via a new side entrance with a shared staircase and lift. The apartments on the first and second floors have a similar layout, yet are distinguished by the existing architecture: a balcony and a bay window. The top apartment extends across the third and fourth floors and is defined by a void.

Although these homes are not shown prominently in the image selection, they form an essential part of the design. Material use, detailing and atmosphere create cohesion throughout the entire building. The property has been fully stripped and rebuilt, while preserving its original character.

Urban calm near Vondelpark
The basement level was newly added to the building. Openings and glass façades bring daylight deep into the souterrain, making the lower level part of the living experience rather than a separate floor. The long hallway bends downwards, forming a natural transition from the living spaces to the private areas of the home.
This floor accommodates the bedrooms, bathrooms and wellness area. The main bedroom features a glass façade, a fireplace and a reading corner. A make-up table has also been integrated as a fixed element within the interior. The bathroom design follows the home’s calm material palette. The sauna adds an extra layer of comfort to the souterrain.

Urban calm near Vondelpark
The location near Vondelpark offers a quiet counterpoint to city life. The broad avenues of Oud-Zuid, the surrounding greenery and the proximity of restaurants, shops and cultural destinations make the setting both sheltered and central.
